Post 01 · I will tell you what your house is worth, not what you want to hear

I will tell you what your house is worth, not what you want to hear. Then I will show you the comparables so you can see exactly how I got there. #YYCRealEstate #CalgaryRealEstate #YYC

Post 02 · When a seller want's to price their home too high

Caption

Every seller has a number in their head before I walk in the door. Sometimes the market agrees with it. Often it does not. Here is what happens when we list high anyway: - the first two weeks are your best two weeks and we spend them on the wrong buyers. Then comes the reduction. Then another one. Three price reductions later you land on the number from day one, and that detour was not free. Pricing strategy is the whole game. Everything after it is damage control. #YYCRealEstate #SellingYourHome #CalgaryRealEstate

Post 03 · When clients don't listen....

Caption

I bring you the comparables you will not like before I bring you a number. That is on purpose. Sometimes we go with your number instead of mine, and I will still market that house like it is my own and still tell you the truth every week. My job is not to agree with you. It is to make sure you have the whole picture before you decide. #YYCRealEstate #CalgaryRealEstate #RealEstateAdvice

Post 04 · Stale Listing

Caption

Seller fatigue hits in week one. You are keeping the house spotless, clearing out for every showing, and the price has not moved. A stale listing is almost never a market problem. It is a pricing decision made ninety days ago. Three reductions later you land on the number from day one, and that detour was not free. #YYCRealEstate #CalgaryRealEstate #SellingYourHome

Post 05 · Four agent's pitched this listing...

Caption

Four agents pitched this listing. Here is what I said that the other three would not: (insert what she said) the number she wanted was not the number the market would pay, and here are the comparables that show why. Then I handed her the list. What I handle, what she handles, what it costs. She picked the agent who told her the truth. That is usually how this goes. #YYCRealEstate #ListingPrep #CalgaryRealEstate

Post 06 · Values...

Caption

Nobody should be blindsided by their own sale. Not by the number, not by the timeline, not by what it costs to get the house ready. So I tell you the hard part first. The comparables you will not like, the work the house actually needs, what I handle and what falls to you. From the walkthrough to the day the keys change hands, you get the full play by play. Some sellers do not love hearing it in week one. Every one of them would rather hear it then than in month three. Honest is not the hard part. Being blindsided is. #YYCRealEstate #CalgaryRealEstate #YYC

Post 07 · Hot Take

Hot take: the first offer is usually the best offer. [One line on a time you watched this play out.] The listing sits, the seller gets tired, the price drops twice, and we end up back at the number from day one. I would rather have the uncomfortable conversation up front. #yycrealestate #sellingyourhome #yyc

Post 08 · Concierge, not just listed
Clip goes here once it is uploaded

Nobody should sell a house alone. Here is the list I built for a recent seller: [3 to 4 items from the actual list]. I line up the trades, she approves, and we are on the market in [number] days. It is a concierge service and the price point does not change that. #yycrealestate #listingprep #yyc
