When you're selling, you talk to your agent several times a day, sometimes for months. Then possession day comes, the deal closes, and I miss you. Most of my clients start out as acquaintances or referrals and end up as friends. Whether you downsized, upsized or moved across the city, checking in to see how you've settled is the best part of this job. Every online estimate you've seen came from a website that has never been inside your house. They're good for instant answers. They aren't a list price. A website can't see your home's condition, your renovations or the upgrades you did five years ago. Getting an accurate number takes a walkthrough, the right questions and real comparables.

Post 04 · Before I became an agent

Before I was an agent, I was the client. We were selling a vacant house in the middle of winter, with two little ones at home and a third on the way. Our agent was busy and very successful. She still drove to Canadian Tire, bought a doormat for the front entrance and shovelled the walk before showings. Nobody asked her to. I never forgot it. Earlier this year, I met with a seller who had already met with several other agents. Good. From the day you decide to sell to possession day can take two to five months, and some days you'll talk to your agent more than your family. Referral rate tells you more about an agent than listing count does. Anyone can buy leads. Very few agents build a business on people who already trusted them, and that only happens when every detail gets handled so the client doesn't have to.
